Village Green is located on approximately 9.25+/- acres in Tewksbury, Massachusetts on the west side of Route 38 (Main Street). Originally, this site consisted of an 8,000 square foot office building and a 24,500 building (the former Burke School) totaling approximately 32,500 sf of space. The first floor of the Burke School building was occupied by an existing day care facility. There were four single-family homes on the site which will be removed. Access is currently provided by way of Villa Roma Drive.
As developed, a new 10,000 sf building was constructed for the existing day care facility. The former Burke School building was rehabilitated as approximately 24,500 sf of office space. A 19,600 sf retail building and a 3,000+ sf bank were also constructed. Access to the site is provided by way of Villa Roma Drive, which intersects the west side of Route 38 and by way of a new driveway to Route 38, located across from Victor Drive.
VAI assisted the development team throughout the initial planning, design and permitting process for the development. As part of this redevelopment, VAI, in conjunction with Cuoco & Cormier prepared and filed an Expanded Environmental Notification Form which assessed the environmental impacts of the project. As a result, no further MEPA review was required and traffic permits were issued.
